Tips on inheriting tenants

My wife and I are about to close on a 3 unit property outside of Sacramento. All three units are currently leased. We have reviewed the leases and met with two of the tenants during escrow and everything has been up to par so far.

However, I wanted to ask for tips/suggestions when taking on new tenants, particularly as they transition from previous landlords to us? Thanks!

On a property that small you can knock on doors and introduce yourself. I would bring a sheet with all of your contact info (phone and email) and how they are paying the rent starting next month etc. If they do not answer, I would leave the sheet or mail it to them. Get them inline with how you want the property to run. If they are not taking out the trash consistently let them know that that will be enforced. If they are paying late, you will be enforcing the late from their current lease etc.
