Adding ADU to currently rented out property

I am starting to research converting a detached garage on my California rental SFR into an ADU. Has anyone done this on a property they are renting out, and not one they live in? (Perhaps not, since I believe the owner occupancy requirement was just voided by legislation that went into effect in CA on Jan 1st 2020.) Would I have to wait for my tenant's lease to be up in order to do the conversion?

Jessica, I am in the process of converting closet into laundry room (laundry currently in garage) and then going to rent main house. I have not started the ADU as of yet, but after speaking with a couple of local general contractors quoting 225 -275K for conversion I am going to have to do the project myself. For that money I would expect a new build. Already have a great shell, should cost around 80-100K not 150K range. I could be wrong as I am just getting started.
