Getting My Duplex Ready

I purchased an A frame home on 1.6 acres of land in May. 

I live in the upper level and the lower level is just unused space. I'm interested in renting the lower half of the home but I have some concerns. 

To start, the washer and dryer is downstairs. Is there any suggestion on what to do about that? Just use a laundromat or could I bargain times I can use the washer and dryer? 

My final concern is that there's a stairwell that's just wide open. I don't want anyone to have access to my level. I'm looking for suggestions on how to better divide the levels.
