Address on property documents: P.O, Box or home address?

Question

Hey guys,
do you put your P.O. Box address or home address on any documents that have to do with properties? (mortgage, property insurance, property management statements utility bills, contractor bills). I feel like the business would be more separated from personal life/assets if ANYTHING that has to do with business goes to PO box.

PO Box.  Yes, anyone can find you anyway, but a teacher never gives out the answers to the test...

Don't use your home address.  There are too many crazies in real estate.

We use our home address.  Half of our 4 tenants live in the same building we do, and the other two live less than a block away.  There's no hiding from our tenants.  :)

I'm guessing your situation is different, though.  :)

PO box - for all the reasons stated above, plus it helps keep "work" and "home" separate.  All "work" goes to the PO Box.  Seems like the only thing that comes in the mail at home is junk mail.

I use a PO box but not at a post office. I also use it for all my mail and deliveries. The owner of the ups store where I have my box will take rent payments from my tenants if they want to drop them off and then just puts them in my box for me.

I also plan on placing my personal home in a trust whoes name does not resemble my own in any way. Hopping this would make it more difficult to find my personal address. I have a wife and 5 daughters at home so the less "action" around the house from strangers, the better.

If you're talking about the mailing address you put on the lease, make sure your state allows you to use a P.O. Box instead of a "real" address. I don't think Florida does, for example.

Use a PO Box, so if you move in the future you do not have to change your address on every bill, lease & insurance document you have.

Also, I never tell my tenants where I live, I'll just say next town over, or something vague like that. Even though they could find your address online, there is some doubt that it may really be your current address and makes it less likely they will show up at your door when their toilet isn't working.

Also, how many times is a tenant mailing the rent at the last minute and calls to see if they can drop it off so it's not late. If you have your home address on there, you will have people stopping by on the first because they didn't plan ahead to mail it. No thanks.

Pay the $60 for a PO box. Money well spent.
