So I have noticed many go to "guru " meetings, spend 1ks and 1ks , research things to death, ( wast of time ) have cash but never do a deal, why ?

Maybe the research did its job? Sometimes the best deals you make, are the ones you don't.

They may be waiting for the weather to clear, but when property isn't moving, it's not cheap enough, in my opinion. If none of the properties are selling, then they're all priced too high for the market. Or, they're all still under snow so buyers can't see what they're getting? There are plenty of bonafide investors out there, though. If these properties were worth buying at the prices they're listed at - they'd be sold. In my opinion.

No disrespect, but that doesn't make sense. Why would nobody want to buy multiple properties in a town, owned by multiple different owners? it's not reasonable to say that the only people looking at property in that town are simply people who are tire kickers, and there is no other reason the properties aren't selling. So, something else is wrong. Price is wrong, there is no market for rentals, property taxes are too high, there's no profit for whatever reason - but something is wrong, that affects the quality of the investment or the ability to make a profit.

I've bought and sold quite a few properties - currently owning 38 of them. What I have learned is that it sometimes takes eliminating all the reasons why someone shouldn't buy a property for them to buy it. What I mean is - if each element is on its mark, there isn't a reason the property shouldn't sell. After showing a house for 45 days, we finally changed the sort of worn out carpet we were trying not to have to pay $4,000 for... it sold the next week. We did that instead of lowering the price by $5,000. Its just one example, but if you take an objective look at your property, as if you were looking to buy it - you might be able to answer your own question. Is your price above the comps? Does it need new paint? Does it have curb appeal (nice flowers / landscaping, mulched flower beds, etc), Are the amenities like screens and fences clean and looking good - no mold, rust, etc? Is the paint job done well, or is there paint on the ceiling and trim items? My experience has been if you price it right, and there are no reasons to object, it will sell. Yes, that usually means you are spending some extra money to spruce up the place - but it is typically offset by the speed at which it sells. If you have to sit on the unit for a month or two, that may be $2,000 you had to fork out in additional mortgage payments. If you would have pressure washed the driveway, and did a little landscaping for $500 - you might have saved yourself $1,500 and been out of the house 2 months earlier.

Most people have a low self esteem and lack The boldness to pull the trigger so they pay big money to have someone hold their hand for them . Unfortunately that is even not enough to follow through . The sad reality is most folks today are double minded ,fickle ,and have no intestinal fortitude

Knowing HOW to do something is different than knowing WHY we want to do it.

It is much easier to talk about doing something than actually doing it. RE investing is mostly boring when it goes well, stressful as hell when sh*t starts going wrong, and can result in financial ruin if the investment sours because of the leverage involved. Furthermore when most people say they want to become landlords, they actually mean they only want to collect cheques once a month. Most do not want to put in the grind that goes into acquiring and managing rental properties.

Yes mike ! Columbus is such a great character for this comparison . The guy set off to explore a world completely unknown where it was thought you’d sail off the edge of the earth or be eaten by 500 foot long double headed sea creatures . Maps would actually show pictures of these creatures on the edges and label the area “ after this point, monsters there be “ He was desperate and pitched his ideas for years because couldn’t get anybody to fund his crazy ideas . He got rejected at every stage ! He wasn’t even that great of an explorer by most accounts he just figured if he started then God would take care of him and he’d make it ! He had many failed attempts he lost nine ships he lost a train load of other peoples money ,his own men wanted to kill him he was over 1000 miles off coarse and screwed up at every stage of the voyage but he didn’t give up and because of that “ sticktoitness “he is regarded as the greatest explorer whoever lived .think about that.... if you were asked to name one explorer ,most people could only say Christopher Columbus despite Him only being a mediocre explorer of his day . Even 5 and 6 year old children today know him as the best there ever was 530 years later .

Now tell us what you Really think, ;-) Just kidding, you are spot on. But, it was Columbus that set sale, not the entire Spanish Armada. That is why we know who he is. He took action.

@Quincy Lockett Rents don't always keep pace with appreciation, especially if it's relatively rapid. And IL generally has very high property taxes. Those are just two things that make margins slim or non-existent and causes an investor to look elsewhere. If no MFR's in your town or any town nearby are moving, it's a clear sign. MFR's are primarily investment properties. If they were viable investments, people would be buying them end of story. It's not like anything remains a secret these days, or for very long. As an asset type, they have always been less liquid for this very reason.
