Why are there so many " tire kickers "

So I have noticed many go to "guru " meetings, spend 1ks and 1ks , research things to death, ( wast of time ) have cash but never do a deal, why ?

Maybe the research did its job?  Sometimes the best deals you make, are the ones you don't.
