Next step after eviction judgment

Hello fellow BP,

New landlord/PM this is my first time through the eviction process. The tenant didnt show and we were awarded eviction by default. We were also awarded a monetary award. Im well aware that the chances of grtting this is slim to none but what are my next steps in order to at least have this be public record (so more than just the courts and I know about it)

I appreciate the responses.

Did they leave the house empty? If not, dealing with the remnants can get sticky. On a dispossesory, in many areas, you take their "stuff" and place it at the curb/sidewalk. You can't take any of it but once it's there, you are no longer responsible for it. ie, if the neighbors haul stuff off or whatever, doesn't matter. This is usually done under the supervision of the local sheriff. If you don't want to do that, make sure to get something signed saying they've abandoned their things and don't want it. If you pitch a bunch of their crap they can file a complaint that you "stole" or converted their good stuff (which would be refused by Goodwill) and you may wind up paying for it. So just be careful to follow all your local laws/procedures.
