what is my best option for down payment 20% 5% or 3%?

I am new to rental property investing and would like some advice as to which option is best.

My goal is to earn cash flow from this rental property. I have attached the 3 different proposals. the first one is 20% down payment, second is 5% and the last page is 3% down payment. All 3 are a 30 year fixed rate at 3.625%. 

As stated above i am a newbie so correct me if i am wrong, (using the 20% sample) if the property is listed at 130k rent will be 1% of that. so rent =$1,300. My estimated monthly payment is $794.29 so my cash flow will be $505.71?? is this correct?.I also plan to hire a property manager so will deduct that as well.

if you were in my situation with the cash to put down 20%, which option would you take and why? thanks in advance.
