Lease with right to sell clause

Can anyone share a clause they have added into their lease that enables landlord to cancel lease due to sale of unit and will provide tenant x days notice etc.

My intent upon the upcoming renewal is to add the clause and sell the unit....

Even if you put this clause in your lease it may or may not be enforceable depending on your state or local laws. Maybe just go month to month with your next tenant if you want flexibility? 

Another thing to consider is would the home sell for more if the unit was left vacant when listed? I know in the nicer neighborhoods in CT if you have a multi family lets say and leave a unit vacant it will almost always lead to a higher sale price because then owner occupants are in play to buy the home. Drives sale prices up as a whole. If it is not an area people want to owner occupy then having the unit filled is probably best.
