Looking for experiences with Rino, Obligo or LeaseLock

I'm a small investor, currently three units between two properties.  We are currently in the negotiations on another duplex and looking for another besides that before summer.  

I'm looking for feedback on Rino, Obligo, or LeaseLock.  Will these companies deal with a small landlord like me?  I have a demo set up for this week, but was hoping for practical experiences before that.
