Renting a property with a pool.

I am leaving NYC and considering keeping my current property as a rental here.  One of my major concerns is the semi inground pool in the yard.  What are the liability issues?  And should maintenance be a concern or something just to accounted for?

The one SFH rental property that has a pool in my portfolio is in Massachusetts, so the laws may differ. The biggest liability issue is if someone gets injured in the pool area, they can sue. To mitigate this risk, my lease contains a pool addendum/liability waiver and the pool area has signage containing "pool rules". Also, I have additional protection for insurance as an added layer of protection. Happy to answer any additional questions if needed. I hope this was helpful!
