Smoking Weed in Rental

Posted

I have tenants leaving at the end of March, they are not being very cooperative with me showing the property.  Friday I had a 6:00 showing, tenant shows up at 6:15, removes her dogs and kids so I can show the home.  We walk in through the garage that she left open and could have gotten a contact high from the smell, like she took a big hit and blew it in through the house right before she left.  Thankfully the person I was showing the house to has a great sense of humor and we all joked about it the whole showing (hopefully signing a lease this week!), but my question is, what do other landlords do in this situation?  I have a clear “no smoking”on the property in the lease.  What should I add to the next lease so I have a clear penalty for smoking?  Like hotels have a $250 fine?  Curious what others do!
