Smoking Weed in Rental

I have tenants leaving at the end of March,they are not being very cooperative with me showing the property.  Friday I had a 6:00 showing, tenant shows up at 6:15, removes her dogs and kids so I can show the home.  We walk in through the garage that she left open and could have gotten a contact high from the smell, like she took a big hit and blew it in through the house right before she left.  Thankfully the person I was showing the house to has a great sense of humor and we all joked about it the whole showing (hopefully signing a lease this week!), but my question is, what do other landlords do in this situation?  I have a clear “no smoking”on the property in the lease.  What should I add to the next lease so I have a clear penalty for smoking?  Like hotels have a $250 fine?  Curious what others do!

Send notification of breach. Keep $_____ from deposit to remediate.

6.33 The Tenant covenants and agrees to refrain from smoking AND vaping anywhere on the property. Failure to do so constitutes ground for termination and may result in immediate eviction.
