Wanting to start Renting Property at 18 With $3000 to my name

So basically I am 17 at the moment.

I refuse the 9-5 for 50 years to maybe retire.

I’m wondering how, if you were me, would you start, or even make an offer, or get a mortgage at this age without getting demolished by interest rates. I’ll be 18 in OCT. and plan on either finding a high paying job until I can invest, go to the military, or community college. What would you do in my shoes to start in real estate (becoming a landlord) My family has basically less money than me so Help was never an option.

Smart move would be to get a W2 so you can use you're small savings to pick up an owner occupied property via FHA loan. You'll only need 3.5% down so in many markets across the US your $3k is more than enough to get your 1st property. From there rent out other rooms to roommates so they pay your living expenses for you. Do this several times and things can go from there.
