Covid-19 Rent Non-payment procedures and best practices

Isaac S.
Posted

Wondering what the other management and landlords are planning on implementing for procedures regarding non payment of rent during the no eviction period.

I was thinking of asking tenants confirm that they have in fact been terminated, to present proof of termination and contact info of previous company. Then provide them resources for unemployment or other hiring companies like the super markets.

I know a few of my tenants will milk the situation as long as possible, but others are still getting pay checks, and a few that have trust payments and other various fixed incomes, that I am counting on actually paying.

Any insights or ideas are welcomed!

I agree with your strategy. When hurricane Harvey hit Houston where I live, we started calling all non-paying tenants to look at the individual situations on the 4th. Some went to the city, churches and other charitable organizations for their rent. Some I set up on a payment plan. Rent plus $150 until they got caught up. A few actually had to move out their situation was so bad. Kindness and compassion go a long way in these times. Good luck and stay healthy.
