Single family homes vs. Multi units

I'm interested in your opinion regarding which type of investment property do you prefer single family homes vs. multi units? And why?

@Carmichael Lewis I am happy just having single family right now. COVID-19 has brought new challenges to multifamily. Managers need to make sure all common areas are disinfected multiple times a day. People stuck at home means an increase in utility usage and an increase in noise / tenant issues. Single family gives me isolation between properties, so if a problem occurs at one property, it doesn't affect all tenants. For example, if you have fire, drug crimes, murder, etc. in your apartment building, it can bring the whole property down. If it happens at one house, it doesn't affect your other properties. 

Of course large multifamily has its own advantages. Speed of scale is the biggest reason people like multifamily. 

I don't believe there is a right or wrong answer, because it depends on your objectives and resources.
