What to use? Buildium or Stessa?

Question

Hey there!  Anyone out there already using either of these systems and are willing to let me call you and ask some questions?  Mainly, I own properties, but also manage others for clients.  Looking for an easy system to use, and would love to understand the pros and cons of these two systems?  Thank you!  Cam

I think Buildium would be a great choice for a small portfolio but Appfolio might be worth looking into if you are over 50 units.

When we started our property management company GPS Renting three years ago, we used Buildium. Their system is easy to start and the customer support is AMAZING! However, their finance is really confusing, not only to us and also to the owners. We switched to AppFolio one year later. We have been so happy ever since! Our whole team have also been to AppFolio Customer Conference in Santa Barbara in the last two years to have more in depth learning with their engineering team! I have not used Stessa, but highly recommending AppFolio! Hope this helps! Have a wonderful day!

We use Buildium which I really like. While there appears to be some overlap, from a brief look, Stessa seems to have more of a focus on the backend -- reporting and accounting types of functions. Buildium does provide those functions but it's biggest strength (I think) is the intergration of so many property management tasks including: online payments, work order management, move-in/out inspections, e-leasing, marketing, email templates, accounting and reporting.
