Is there anywhere I can go to look and see where I can build a lease or is there any services to help me build one for Chicago? Thanks in advance

Another option is looking to see if Chicago has an Apartment Association (assuming they do).

When I started in real estate my local Apartment Association, as a perk for paying around $75 a year membership, not only provided me with a lease created to adhere to local laws (it's a really good lease), along with paperwork for other things as well (notices, eviction paperwork, lease renewals, etc.) but they also provide low-cost credit and criminal checks so when I screen a potential tenant it only costs me $13 for state and $18 for federal.

For me, the yearly fee is well worth it.

Biggerpockets has a lease designed and approved for your state. It's available for purchase under TOOLS > LEASE AGREEMENT PACKAGES and is worth the money.

Only attorney's can technically administer leases in Illinois.

Chicago has standard Chicago leases... You can google search for it.

Or ask an investor friend for a copy.

Bigger pockets also sell a version of it.

I like the Nolo Press books and contracts.  I used their CA lease.  I like them because they're written in lay terms and easier for tenants to understand.
