How to get rid of a Bad tenant

Hey BP family. I need some help.

As everyone knows, at this time , evictions are not being allowed. However, what about this situation.

I am buying a small multi family and “acquiring tenants” and I do not want to renew a tenant lease but this is not considered an eviction as because I am not allowing them to renew their lease.

Anyone know if this is allowed due to the COVID rules in place?
