Shall I allow cats as pets???

Question

Hello,

I have a potential tenant who is interested in renting but has a cat which is declawed. I was wondering what is the experience of other landlords with cars as pets. When I read the forum I see mostly NO to cats!

Just like to hear your opinions.

I accept cats and dogs and have had no issues. But my rentals are A to B+ class.

I permit them I just charge a non-refundable pet fee of $250 per pet, and $50/mo extra in pet rent.

Yes, but only outside and kept in the barn. Sorry, my dad was raised on a farm and taught me early the rile of a cat.

But seriously, I would go to where they are currently living...walk in the door and breathe. If it smells clean then they are good pet owners. If it wreaks of cat poop and pee then no. The rent will never offset the drywall and carpet replacement.

$50/cat monthly $100/ dog. And I MUCH prefer the dogs. Ever met a dog that pissed on the floor just to be a jerk? I haven’t. But Ive had multiple cats do it in my properties.

Many renters have pets..  I'll never understand it but that's just the facts. Choosing not to at least explore an arrangement that you'd be happy with is just bad business in my opinion.  Is there is a number you'd be comfortable with to allow pets in your property?  I'm sure there is

A tenant without pets can destroy a property just as bad.  I watched a military buddy of mine urinate on himself passed out face down on the living room floor of his apartment after a night of partying in DC.  Carpet under him was soaked. Owners of the complex did not receive any pet rent to my knowledge Lol!

Anyway, my point is opening your property up to pet owners can give you a bigger pool of prospective tenants to choose from.

I accept cats and dogs in my B-/D neighborhoods. I charge a non-refundable pet fee  as 'insurance' against catastrophic damage and also charge monthly pet rent. I have never had one of my units heavily damaged by pets but I've bought buildings where I had to non-renew irresponsible pet-owners due to damage.  I usually get a credit to substantially cover the reno costs from the seller.

Pets units do see more wear than non-pet units so the monthly rent is needed but pet owners stay longer because it's often difficult to find an affordable pet friendly rental

Thanks everyone for chilling in.

I got the following

1. Resume/Biography for the cat in word doc. With pictures. Vaccinations given. Next vaccination time. Other stuff like declawed etc

2. Declawed and Neutralized

3. Letter from previous Landlord that the cat never damaged anything in the house in 3 years

I feel, anything more I ask for other than I been provided  above would be asking too much

@Chai Jonn All depends on the class of property/tenant. One cat is ok if it is at least a B class area/property, any lower than that the risk is a lot more regarding pets. Also, we limit it to 1 indoor cat, no dogs.
