San Antonio Duplex Investments

Any recommendations for a good area of town with duplex options? My wife and I just purchased our first rental property (a north central townhouse) and are looking to keep the momentum up.

We are thinking about going with a duplex for our next purchase. Has anyone had any success with duplexes? And if so, what area of town are you finding cash flowing properties?

There are a number of duplexes for sale on MG Road at the moment. Those rent well for us, are relatively new, and are priced reasonably well. Those are all priced in the $240K-$265K range, but I think with everything going on today, there's a good chance you could pick one up at some small discount to those prices. A lot of my clients also like Converse, Universal City, and the northeast side of town, but there aren't a ton of duplexes available in those areas at the moment.

I spend most of my time with investors buying small multifamily properties. The best deals tend to go quick, but we have seen a couple sitting on the market for a few weeks now. Most have continued to sell, but they're going a little bit slower and have a few less bidders. I think this is a great time to make offers and try to get a little discount. I haven't seen sellers giving anything away, but have seen a few small discounts here and there.
