Missouri pet fee/deposit

Hey BiggerPockets.

I have purchased a property and inherited some tenants. When I first walked the property and met them they did not have pets. In between then and the time to sign a new lease with me, they have acquired 2 cats and a dog. I really did not want pets in the rental but also do not want to make them rehome their pets. What would be a reasonable addition to the rent to account for the increased amount of "tenants"?

Local to St. Louis, a non refundable pet fee of $300 per pet is appropriate. Or, as @Alex Olson said, $25 a month per pet.

That's BS they didn't ask you first though. What does it say in the inherited lease agreement?
