Trying to find accurate rent rates

    @Ty Kashmiry, also look at RentRange.

    If you feel comfortable analyzing properties unbiasedly, I would follow John's advise.  Pull 10 rentals in your area that you would compete against, see what they were listed for.  Take into effect the time of year, SF of home, if they're charging per door which a lot of college housing will, etc.
