Buying a duplex with month to month tenants, HELP!

So I’m purchasing a duplex and each unit is occupied month to month tenants. I’ve never dealt with M2M tenants and am not comfortable not having a signed lease agreement. The only plus I see is that I will not have to spend any money up front on cosmetic repairs. I want to know of anyone has had experience with this and what options I have. Thanks in advance!

@Matthew Otero I actually greatly prefer MTM tenants as this gives you as the land lord more flexibility. You can test them out to see whether or not they are keepers before locking yourself into a lease.
