How are you coping with late pay and no pay tenants during the pandemic?

The latest national average of collected rents is 84%.  That's about the same year over year, so on that front, it's not so bad.  

However to answer the question you posed, Landlords have been stripped of our constitutional due process rights, and there is no legal way around a Governor's emergency declaration.  

So we can say "pretty please" to the tenants.  We have been turned into dogs with all bark, no bite.  Personally, I like being kissed before I get screwed.
