Need Help - Rehab/Lender - Indianapolis

Hey all!

I have owned a Duplex in the Indianapolis area, out of state investor living in California. Currently my units more or less need an overhaul in order to sell or rent. If I were to sell as is, I would lose money from my initial purchase price. Looking to find a way to borrow against the property as the property is paid off. Basically looking for the best way to finance a rehab. Please let know the best way to approach this.
