Eviction and security deposit

I have a tenant who doesn’t pay and explicitly said is not going to. I will start eviction process soon. Can I keep security deposit or I still have to return portion of it after?

@Oleksandr Ivanovskiy  Do not tell the tenant you are keeping the deposit.  Once they move out, do an inspection and present them with an itemized bill including the unpaid rent.  The deposit will be less than the bill, so they will owe you money (you will never see it).

One option is to tell them that they can leave now before you start the eviction process.
