Tenant added above ground pool

Hello everyone. I have a good tenant that I do not want to kick out that recently put in an above ground pool without my prior consent. I found this out today when I showed up to take care of some maintenance items.

The pool is done well with edged gravel around it. I see this as a sign that she wants to stay a while. She is currently month to month after her first year ended. I would like to get her back on a long term lease. My question is what paperwork or lease amendment do I need to get signed to cover my liability?

A tenant who violates a lease and installs a pool is not a good tenant...it's grossly irresponsible.  And insurance and an addendum is not going to cut it.  If you decide to keep it (yes, it's your pool now), you will likely need to collect a $4-5K deposit to have it removed and the yard replaced when they move out.
