Carpet or Flooring in residential ?

Question

My entire portfolio are single family homes and I never install carpet. My homes have hardwood floors that get refinished when rehabbed.

However my new purchase is a mixed use property. Some apartments over commercial and some apartments over other apartments.

All apartments will be fully renovated and I’m concerned that if we put vinyl or hardwood flooring in that we may have trouble with noise complaints on the lower floors.

As a reference this is a “C” area.

@Alan G. carpet generally is not used much here on BP anymore, but I recently turned an apartment I own in a Mid century modern building I own in Lyons, IL. I was surprised at how inexpensive it was to clean up carpet. To be fair, the unit is in a B class area, but the carpet was a minimum of 10 years old and the previous tenant nearly died in the apartment... there was all kinds of nasty stuff on the rugs that came right up.

So with that being said, I am not as against carpet as I used to be. Especially if you have 1 bedroom apartments or studios, you can attract older tenants or tenants that are more careful and I could see carpet being as viable as vinyl plank. In addition, carpeting is much faster and cheaper to install which means less down time potentially in an apartment.
