Quick question to all San Diegan landlords with properties around mission valley/linda vista/morena. What do your vacancies look like?
We have a SFH in Clairemont/Linda Vista (area code 92111). It has virtually zero vacancies as it has been close to 15 years without a vacancy. We have very low vacancy rate at all of our units. We screen the tenants thoroughly and address significant items quickly. We also let our better tenants get a little below market rent to make it difficult for them to leave. I view it as a win-win. They get a slightly reduced rent. We get a known quality tenant, no risk associated with placing a new tenant, reduced vacancy costs, and no money/time spent turning a unit and finding a new tenant.
