Invest storage Unit building Question

I have been wanting to get into some sort of real estate investment for some time. I have a cooworker who is moving to be closer to her children and her and her husband plan to sell a large building for about $100,000. It has 20 units. Its on a cement slab. Has a heated shop at one end with bathroom and sink.  Each unit rented out for $50 with a waiting list.

So this would equal $1000 per month. I've seen things about the 2% rule and this comes out to be 1% out of $100,000.

I'm just wondering about any recommendations. Thought that maybe with the smaller percent could still be worth it since it may not have the potential problems that residential tenants would.
