Should I Contact Tenants After Closing

Question

Greetings, I will be closing on my first rental property in a few weeks and the property has tenants.  The property is out of state and I will be using a PM.  My question, is it proper protocol to contact the tenant directly or only do so through the PM?  My intent would be to address any concerns they may have about the property.

Normally, you would have the PM handle it. But, this is your first rental and you have not used this PM before. I would suggest "inspecting what you expect". Not only would I suggest contacting the tenant right away but also checking up with them to see how the PM is doing. A PM will make or break the property

Hi @Larry Ray and welcome to BiggerPockets!

Any concerns your tenants have about the property should be communicated directly to your property manager: That's exactly what you're paying them to do!

I see absolutely no reason for you to ever interact directly with the tenants; moreover, you do not want them having your phone number!

Assuming they know what they are doing, let your PM do their job so you can focus on finding more great cash flow rental properties.
