Rental property in Carrollton TX

I am looking for an investment property in Carrollton TX and looking for homes in the mid 220K-250K. My goals are both Cash flows and appreciation.  What do you guy think about Carrollton as rental markets?  Is this a good area to invest in?  Any concern that I should be aware of?
