No rent payments and possible drugs

I’m having issues with my newest inherited tenants that have lost jobs., missed two rent payments now and recently I’m hearing about drugs passing in and out of the condo unit, what is the next step I should?

I just read in the NYTimes how cocaine sales have been negatively impacted by all the shelter in place orders...what is the world coming to when even drug dealing tenants can't make their rent payments!

But to your post:  Enforce your lease.  Send them a Notice To Quit - for both failure to pay rent and for illegal activity (you don't have to prove it; I hope you have that clause in your lease that states that any illegal activity - proven or not - will result in eviction).  Put them on notice that the eviction process is in the works, they will want to cure the situation immediately to avoid standing in line at the courthouse when the eviction stay is soon lifted.  

Always enforce your lease. It's the number one reason that landlords fail to get a ROI.
