Tenants falisifying receipts

N/A N/A
Posted

I manage several properties for out of state investors, story is I recently left this client and while straightening out the loose ends he calls me and claims I embezzled $200 by collecting part of a security deposit and not disclosing it. My comeback was that I had a receipt for the true amount collected and how could I be so dumb as to steal in the first place let alone steal something a high school accountant could track down.

THE TENANT BOUGHT A RECEIPT BOOK IDENTICAL TO MINE AND WITH THE SAME RECEIPT NUMBER THEY FORGED A RECEIPT WITH THE NEW FIGURE!

Lesson to those out there dealing with tenants who can't open back accounts and don't have money orders since they pay in partial payments of what they have on them at the time; double endorse the receipt. If not for your client but for yourself if the tenant does it for a higher amount and you attempt to evict them or sue them. Repeat, have them sign under your sig. That is or use checks or money orders.

Also, if anyone knows where I can get hard to copy or hard to obtain receipt books, let me know. I want something not available to the average person or anyone without waiting for it in the mail...
