Where do you advertise your properties?

Hi,

I have my first property under contract and plan to manage the property myself. Where do you all advertise your properties? I plan to advertise on Cozy, Facebook Marketplace, and craigslist. Is there another website that you've had success with? Thanks!

I get the most interest BY FAR with Zillow. Followed by Facebook then CL. Cozy will broadcast out to a few places too.

We use Zillow and facebook. But I find advertising on Facebook is faster.

Used to be Craigslist was my only avenue, but now I solely use Zillow and Marketplace on Facebook. Last two tenants came from my Zillow ad. Make sure to put basic requirements in your ad and ask if they've read and meet the requirements when they call.

Craigslist and some people are starting to use apartments.com and rent.com.  Those are pay-for services (which I guess Craigslist is becoming also).

Half your leads will come from drive-by, so:

1) Make sure your prop has curb appeal

2) Make sure you have signage advertising it and vacancies where it's easily seen if you drive by.  Even if the main road is a block away.

See what platform has the most listings in your market and start there.

You could be more scientific: I track each platform where I posts ads, so I know which produce the solid leads.  (For me, it's 50% CL, 50% Zillow.)
