Are evictions/ late fees being allowed?

How are you all handling late rent?

Under the CARES Act if you have a FHA, VA, Fannie Mae or Freddie Mac loan on your property you cannot evict or apply late fees until after July 31. The state's moratorium on evictions ended June 1. Although I have only one property with a government insured loan, I have not been charging late fees during the pandemic on any of my properties nor have I filed for any evictions. I plan to start applying late fees again n August. Most of my tenants would have received all of their enhanced unemployment by then and be starting back to work within a couple of weeks. So far, they have all paid eventually. You can file for evictions but as I understand it they are backed up by about seven weeks.
