SFH to LLC - Quite Claim vs Warranty Deed

We have 2 SFHs. One in VA and the other in GA. We're transferring both properties to separate LLCs. The VA attorney is using a warranty deed to transfer our old house into an LLC. The GA attorney said it's "safer" to use a QCD. Who is right?!


Both properties are owned jointly by myself and my husband.  We'll both be members of each LLCs. We still have mortgages on each property, but we can pay them off if they're called.
