Renting with HOA rental restrictions
My HOA restricts from renting the home until one year has passed in ownership. I understand there are two strategies to subvert the HOAs rule: Transfer ownership with sellers mortgage on the property OR create a new LLC where the tenants are minority owners and thus no longer 'tenants'. This prevents the HOA from suing to vacate the property until a year has passed.

You would make your tenants owners in your LLC? Why would you do that as a way to avoid the no rental for a year rule? You know if you end up with a tenant from hell they will still be owners on your LLC and can continue to do what bad tenants do? You realize the if your tenant owes money to collections for bills unpaid, a car accident lawsuit, etc. part of your LLC could be taken to pay their debt? You could mess up the title for that property so you can never sell it, just to rent a year earlier?
