Figuring out my value add with existing tenant

Hello everyone, 

I have a situation where I bought a property in Oklahoma with a combination shop/apartment. The apartment is rented for $500 a month, and the shop is vacant. I think together it could bring around $1,800 monthly, give or take. 


My tenant in the shop is on a month to month lease. My question is, should I evict or pay him to leave so I can make way for a new tenant at market rent?
