Got the rental license, now what?

Question

Hi y’all. This is my third post on BP. I really appreciate the encouragement from my previous posts. So I have gotten the rental license for my owner occupied duplex in a C area. It’s time to find a tenant. What’s my next move? Do you all suggest I do this alone or get help?

@Kahleah Manigault getting applicants is easy; screening and managing is harder. Put an add on apartments.com, facebook, Zillow etc. Establish your basic criteria and screen thoroughly, weed out the freeloaders! All the best!

@Erica Gordon Hey Erica! Congratulations on your first duplex! First tip, always keep a spare key to both of your units! I’m currently locked out of mine LOL

But I used my realtor to find my tenant, and don’t regret it. Sure I still had to pay the realtor, but she landed me a wonderful tenant! I use apartments.com for electronic rent payments and water bill payments.

And yes, it is so wonderful to connect with another woman close in age and local. Good luck!

@Kahleah Manigault hey I just came across your post and thought I should reach out to you being as though our paths are similar. I am 24 & I just closed on my first duplex on June 24th in Philly. I also used a 203k loan, and I am currently getting renovations done to both units while occupying one of the units. I am in the stage where I am getting my licensure together (hence why i landed on this post), and I’m soooo ready to start getting this mortgage paid for by a tenant! So just wondering, how was/is your experience finding a tenant? Btw it’s so refreshing to come across another young woman in Philly who’s investing in real estate!
