Security Deposit do you hold house before receiving

I received two good applications but haven't received a deposit from either. One is promising Friday and the other is trying to get the current landlord to give security deposit early.
1. What would you hold a property with a promise?
2. I wouldn't give a tenant security deposit back early so I shouldn't think another would

    Absolutely not. Its not theirs until he/she puts the money down for it. Keep advertising the place and accepting applications.
