Still using security deposits?

What is everyone’s thoughts on using security deposits vs other methods? The last few places I have personally rented have not had security deposits but rather smaller non refundable fees during application process. Looking for advice on small multi family unit property. New investor and any advice helps.

I still use security deposits.  It is a good incentive for the tenants to take care of the place and return it in a good condition, so they can get it back.
