How do you track maintenance & capex for multiple rentals?

I keep line item entries in a spreadsheet for all of my maintenance and capital expenditures at my properties. This works for general administrative bookkeeping, but is there a better format? I'd eventually like to put together some sort of grid that lets me easily see major systems by property (HVAC, appliances, etc) along with their age, last service date, etc. No point reinventing the wheel if someone out there has already figured out an efficient, scalable way of doing this.
