What Property Management Software? Buildium? Cozy? Stessa?

Question

We are looking to migrate from our excel spreadsheets into a property management software.   Any advice or feedback on Buildium, Cozy or Stessa?  We currently have 21 doors, but are looking to grow to 50 in next 2 years.   Thank you!

We were using QuickBooks and cozy up until Covid hit. It became clear to us that too many things were happening outside the system, they were manual functions that required us to stay on top of things. We switched over to Buildium in April and it’s the best thing we’ve ever done in our business.

The workflows and the automation have been incredible time savers and ability to collect rent in EFT has really sped up our collections and our tenants really love it￼￼

@Cam Chan I use Tenantcloud to manage all my units. It's free up to 75 units and has a great functionality. Accounting dashboard is really nice and intuitive!

But check it out first and see if it meets all your requirements.

@Cam Chan congrats on that upgrade...I think I ran spreadsheet until about 75 units but there was less tech back then!  On piece of advice that I can give is changing softwares sucks so when looking at this consider what it looks like at 100 or 200 doors.

@Cam Chan we use RentecDirect and have been very happy. Advertising is easier, applications, accounting, maintenance requests and tracking, lease signing, communication, all of it is built in. They even partner with zInspector for tenant and manager property inspections. But, like @Mark Ainley said, expect a hefty turnover. I think we ran Quicken RPM and RentecDirect simultaneously for almost a year before going exclusively with Rentec.

@Cam Chan I use Cozy and have been relatively happy. At the same time, you can upgrade to a software like Buildium or Appfolio and your accounting can be built in and automated more. If you are really going to grow fast, it might make sense to pay for the costlier software. I am at 29 doors self managed on Cozy right now here in the Chicago area, and other than book keeping I can't think of anything else I would want it to do.
