Need Advice: Designing for student housing

In two weeks, we're closing on a duplex that is in a prime location for student housing. It's a 3-minute walk to campus. The lot is zoned for a quad, so we would like to take the current footprint and build vertically to add 2 additional units. The existing units need to be gutted and rehabbed as well. That said, does anyone have advice on designing floorplans and amenities for students? My current vision is a 4b/2ba in each unit. 

I intend to hire a designer/architect to draw up the plans. Are there any features that should be included to draw additional value (social areas/patios, bike racks, permanent grills)?
