Increasing the rent

Hello everyone. Is there anyone who is increasing the rents, these days? I have 2 apartments that I need to increase the rents, but am not sure if I should raise it or not. Their rents are $300 below the market rates. Tenants are using COVID 19, for not accepting a rent increase. They’re in Queens Ny! I usually increase the rents every year.

Is their lease about to expire? Not sure about NY but here in Columbus if a tenant does not want a rent raise, I'll just not extend the lease and move new tenants in, especially if $300/month is on the line.

During the height of the pandemic I was able to move 2 new tenants in at market rent with no problem.
