Problems finding Renters in Philadelphia

I own two great units in the center of the city in great locations.  One is a renovated one bed room the other is a studio in a luxury complex. They have been on the marker now since late September with no renters yet. I am using agencies and get plenty of showings. I have enough to cover the mortgage and expenses for at least 4 months however, I would like to get them rented as soon as possible. Any advice to get them rented in this environment would be appreciated.

    If you have

    a) an attractive listing advertisement (many high-quality wide-lens photos, video tour, detailed description)

    b) advertised to the major listing platforms like Zillow/Trulia/Hotpads, Apartments.com, and Zumper/Facebook

    c) a professional manager demanding reasonable qualifications and lease terms and responding in a timely fashion to inquiries and setting up showings

    and the place is still not leased, then your price is too high. It pretty much boils down to this formula unless it's some kind of specialty unit or market. Either improve these variables or adjust your price. Best of luck!
