Up front rental payments and handicap issues

We have our first rental ready to go.  We have a very interested party, who seems to be about 70 with MS.  She has already seen pictures of the property and says it would work great for her.  She is not in a wheel chair.

She has offered to pay up to two years up front (including yearly increases).  I wonder if there is any negative to this?  My guess is that you have to almost escrow the money until it is "earned."  Otherwise, is there any problem?

Secondly, we are in North Carolina and I am curious if, after she moves in, we would have to change anything regarding handicap accessibility. We are not against it, but just want to know what we might be getting ourselves into?
