Idea for screening tenants
Thought of this last night...sure it's nothing new:
Before you sign a tenant, visit their current place of residence & speak to the neighbors. "Was the occupants loud? Any trouble caused? Was the grass ever too high? How did they take care of the yard?

So true Brian and that's why most fail to close years later as the tenant didn't know what they had to fix to get a loan because they never went to a lender to find out. All lease options made by "regular folks" trying to buy need to be underwritten in the beginning. Most operators can't do it, so they should seek assistance from those who can. :)
