Christmas gifts for tenants?

I’m getting presents for tenants tomorrow. Any idea on what would be a good gift or what you folks usually do if you do that?

@Jake Arnold that's really nice. I'm sure they appreciate it. This year it might be nice to give them a gift certificate to a local business like a coffee shop or cafe. That way your tenant benefits are so does someone else in your community.

@Matt M. Yeah I think when you have really good tenants it pays dividends to reward them. A gift is something small but means a lot. It could make the difference of a COVID vacancy or not, in my opinion.

I don't do christmas presents for tenants, I guess I feel like it blurrs the friendship/customer relationship line. I do do welcome gifts of cleaning supplies, a few kitchen tools, and maybe some popcorn containers and popcorn  in my first-time renter apartments. I give gift cards or cash in a card to my regular employees.

How many tenants do you have? If only a couple, I could understand trying to keep them happy. Personally, I just send handwritten cards. I think that keeps the relationship professional AND...they won't "expect" it every year (e.g. jelly of the month club 😁)

I give a box of good chocolates to my tenants each Christmas.

I give my tenant a gift card to a restaurant. Red Lobster, Olive Garden, etc.

That’s crazy to me but hey if you have a dozen or so units it works ok I guess , its not needed it’s not scalable  and they are usually unappreciative anyway in my experience

Depends on the tenants. If they are solid, I give them 50 to 100 off December rent. If they are less than ideal, nada.

Normally I am against gifts for tenants, but mine have been amazing thru covid, none of them late, some paying early. We are doing a card and $50 Amazon gift cards.
