Tenant bought home while still under lease. Wants out.

Hello all.  I'm looking for a little bit of advice from anyone that has been in a similar situation.

I have a tenant that signed a 1 year lease.  We're half way through that lease now.  My property manager reached out to me that the tenant has purchased a home of their own, and wanted to provide notice.  Maybe they didn't understand that they're responsible for the whole year (not termination clause), or maybe they knew and wanted to start and conversation to see if it was possible to work something out.  Now, I would like nothing more than to be helpful to this family that found a way to buy a home for themselves.  However, I'm concerned about the difficulty in finding a new renter during this time.  

I'd love to hear some opinions.

Tell the PM to market the property and let the existing tenants know that they are responsible for the rent until you find new tenants.  So the sooner you rent it, the better for them.  There should also be a fee (but it would to be in the lease) for breaking the lease.
